Am I Eligible to Add ADU to my home?
- Zoning
Home Builders will check your home’s zoning to see if it complies with Los Angeles’s new regulations. Most single-family residential zones will be eligible.
- Parking or Public Transit
Your property may need space for extra parking space under certain circumstances. You may not need parking space if your property is within one-half mile of public transit, part of an existing structure, or within historically significant district.
- Building Setbacks
You have enough setback spaces from the rear and sides of your lot. Existings structures may not need setbacks. Home Builders will advise you with all the details and requirements.
- Floor Area
Los Angeles detached ADUs are limited to a maximum size of 1,200 sq ft. Attached ADUs in Los Angeles are limited to the maximum size of fifty percent of the existing living area.
Types of ADUs
- Detached Unit
ADU unit built as a new structure with a maximum area of 1200 sq ft. Unit must be minimum 5 ft away from property lines and have a distance of 10 ft from the existing house.
- Attached Unit
Attached ADU units are built as an addition to the existing housing structure. It must be under 50% of the existing living area and comply with setbacks.
- Existing Garage Conversion
As the name implies, an existing garage can be converted to an ADU without adding additional sq space. In this case, the setbacks can stay as they are.
- Unit Attached to Existing Garage
Lastly, a new structure can be built attached to the existing garage. In this case, you will need to comply with setbacks and parking requirements.
